The few new-build developments between Breña Alta and Breña Baja sell out before completion

An appealing district with very little available land

Breña Alta and Breña Baja, the district lying between Santa Cruz de La Palma and the airport, have become one of the most sought-after parts of the island for anyone looking for a new-build home. Local property portals explain that the combination of proximity to the island capital, a mild climate and good airport links appeals to Spanish and international buyers alike, in an area where developable land is nonetheless severely limited by the terrain and by the protected status of much of the territory.

Few developments, almost immediate reservations

Construction industry sources in the district agree that the few new housing developments launched in recent years have been almost entirely reserved even before building work was finished. That shortage of supply has pushed new-build prices in the area to levels which, according to industry estimates, now clearly exceed the island average.

Rural land: both a temptation and a constraint

Faced with the lack of available urban plots, some developers have looked for alternative approaches in the rural surroundings of both municipalities, although Canarian planning rules severely restrict new housing on rural land. Municipal planning officers consulted by the sector point out that any extension of developable land in the district would first require a review of the general planning framework.

Buyers are willing to wait

Despite longer delivery times and rising prices, estate agents in Las Breñas say the waiting list for forthcoming developments continues to grow, fed both by young families from Santa Cruz de La Palma and by buyers arriving from outside the island, drawn by the climate and the quiet of the district.
