Santa Maria shares with São Miguel a growing demand for tourist accommodation, but its housing stock is proportionally much smaller. While the larger island can absorb some of the pressure thanks to a more diversified market, in Santa Maria any shift in tourist supply immediately affects the price of residential housing. This difference in scale explains why the problem feels more acute here despite the lower absolute volume of transactions.

The role of the regional government

The Regional Government of the Azores maintains support schemes for first-time buyers, but local officials in Vila do Porto consider their reach insufficient for a small island like Santa Maria. They are calling for a dedicated programme that takes into account the particularities of the local market, distinct from that of more populous islands. So far, existing aid has failed to curb rising prices or significantly boost the supply of new housing.

An uncertain future for affordable housing

Local developers insist that without new developable land the situation will keep worsening year after year. The town council is studying several publicly owned plots as a possible solution, though any definitive decision will take time to process. In the meantime, young people in Vila do Porto continue to face a market that is drifting ever further from their real means.
