The conversion of the old whaling factory into a museum, more than two decades ago now, marked the start of the bay's tourist transformation. The combination of industrial heritage and whale watching draws a steady flow of visitors. This growth has ended up spilling over into the housing market of the immediate area.

Old fishermen's houses, now tourist accommodation

Homes that once belonged to fishing families have become the most coveted asset among those investing in tourist accommodation. Their small size and closeness to the sea make them especially attractive for short-stay renovations. Several have changed hands in deals that barely reach beyond the circle of local investors.

Neighbours who can no longer find stable rentals

Long-time residents describe growing difficulty finding long-term rentals at reasonable prices. The shift towards tourist rentals has markedly reduced the supply available to anyone looking to settle permanently. Some families have chosen to move to other neighbourhoods in Horta.

A strain spreading across the whole municipality

Prices per square metre in Porto Pim, which sometimes exceed those of Horta's historic centre, are starting to set the benchmark for the rest of the municipality. Estate agents say the strain is already spreading to areas once considered more affordable. Faial stands out for how quickly the pressure has spread from tourism into the residential market.
