House prices in Ponta Delgada hit record highs and start pricing young families out of the centre

The housing market in Ponta Delgada has entered a phase the island itself does not remember experiencing before. As the administrative and economic capital of the Azores, and by far the most populous of the nine islands, São Miguel absorbs much of the archipelago's investment, tourism and incoming residents, and that pressure has fed straight through into house prices, according to local real-estate sources.

Figures the island had never seen

Property portals now put the average price of resale housing in Ponta Delgada above 2,300 euros per square metre, with year-on-year rises of around 12% in the most sought-after neighbourhoods of the historic centre and the port area. Just five years ago that figure was markedly lower, which gives a sense of how fast things have changed, according to industry sources.

Who is buying in the Azorean capital, and who is being left out

Buyers include investors putting flats to short-let use, remote workers from mainland Europe and North America drawn by the quality of life, and emigrant Azoreans returning with savings built up abroad. Against them, local young people, whose average wages remain below the Portuguese national average according to Instituto Nacional de Estatística data, find it increasingly hard to buy a first home in the municipality.

Scarce land and terrain as a structural limit

Unlike other capitals, Ponta Delgada cannot expand indefinitely: the sea on one side and hilly terrain on the other leave very limited room for urban growth, and the process of designating new developable land moves slowly, municipal sources say. That turns any new development into an event that sells out almost before it reaches the market.

What the regional government is proposing

The Regional Government of the Azores and the Ponta Delgada Câmara Municipal are considering limiting new short-let licences in the historic centre and stepping up programmes to renovate empty housing, in line with funding lines from the Instituto da Habitação e da Reabilitação Urbana. For now, sources close to the regional executive admit, the pace of these measures is lagging behind the pace of the market.
