The Golf del Sur development, in the municipality of San Miguel de Abona, has become one of the preferred enclaves for buyers from northern Europe.

Demand paid for in pounds and kroner

Estate agents say this type of buyer usually arrives with the means to pay in cash.

The effect on resale prices

Property portals put the average resale price clearly above the average for southern Tenerife.

From holiday let to permanent home

A growing share of these buyers are no longer looking solely for a holiday home, but are choosing to relocate their permanent residence to the island.

A municipality growing from the outside in

Council sources acknowledge that urban development is advancing largely on the back of this international demand.

From golf course to international residential enclave

The Golf del Sur development was born alongside its golf course, originally conceived to attract high-end tourism, and has since evolved into a distinctly international residential enclave. Estate agents in San Miguel de Abona say a large share of properties change hands without ever being openly advertised on the local market.

Comparison with other enclaves in southern Tenerife

Compared with other southern developments that attract a more diverse buyer profile, Golf del Sur retains an especially high concentration of owners from northern Europe, particularly the United Kingdom and the Scandinavian countries, according to industry sources. That homogeneity, they explain, makes demand highly sensitive to the pound's and the krona's exchange rate against the euro.

The impact on municipal services

San Miguel de Abona Council acknowledges that the growing foreign population in the area poses specific challenges for municipal services, from multilingual administrative support to infrastructure planning. Council sources stress that Golf del Sur already accounts for a significant share of the municipality's register of EU and non-EU resident foreigners.
