The constant ferry traffic from Órzola is turning more and more Caleta de Sebo homes into tourist accommodation

Every morning, from the pier at Órzola, in northern Lanzarote, several ferry operators set sail for Caleta de Sebo laden with visitors who cross El Río, the narrow stretch of sea separating the two islands, in barely twenty minutes. The bay where the boats dock thus becomes, every day, the gateway for day-trip tourism that multiplies La Graciosa's real population and that, according to property sector sources, is also starting to leave its mark on the housing market.

From a bike ride to a night on the island

Most of those who disembark return to Lanzarote on the last boat of the afternoon, but a growing share choose to stay overnight to explore Playa de las Conchas or Pedro Barba at leisure the next day. This demand for overnight stays has led more and more Caleta de Sebo owners to list their homes on holiday rental platforms, drawn by returns that easily outstrip those of a long-term residential let.

Supply competing with the neighbour

The result, according to property portals, is that much of the scarce housing stock available for rent is no longer offered to residents or seasonal service-sector workers, but to tourists who only need the property for a few nights a year. On an island where the total housing stock barely reaches a few hundred properties, every home converted to tourist use directly reduces the options for anyone looking to settle there year-round.

For Caleta de Sebo's business community, day-trip tourism and the holiday rentals it generates are at once the main economic driver and an added strain on housing that was already scarce before the first boat ever docked in the bay.
