A municipality growing alongside the airport

Lagoa has shifted from an agricultural profile to become a go-to residential area for staff working shifts at João Paulo II airport. Its proximity cuts commuting time and is valued by both ground staff and airline crews. The municipality is now competing with the capital itself for this type of buyer.

Água de Pau and Cabouco growing faster

These localities, traditionally tied to fishing and small-scale farming, now account for a large share of new demand. Their prices remain below those of Ponta Delgada, which attracts young families. The council acknowledges that planning pressure has increased in these areas.

The seafront, a tourist and residential draw

Porto da Lagoa and its natural swimming pools are also boosting interest in housing close to the coast. Several owners have renovated old fishermen's cottages for short-term holiday letting. This has pushed up benchmark prices in the immediate area around the harbour.

Land increasingly scarce along the main road

The corridor between Lagoa and Ponta Delgada, the stretch with the best access to the island's main road, now has hardly any free plots left for new construction. Owners of the last available parcels have raised their asking prices, confident that demand will keep growing. Developers are starting to look further inland within the municipality as a way of keeping prices affordable in the short term.
