From a pass-through neighbourhood to a fashionable one

Fajã de Baixo is attracting buyers thanks to lower prices and walking distance to the old town.

Renovations reshaping the streetscape

Modest homes are being bought, renovated and put back on the market at noticeably higher prices.

Long-time residents, caught between opportunity and worry

Older tenants face the risk of rent increases they cannot always afford.

A barometer for the capital's market

What is happening in Fajã de Baixo points to where the Ponta Delgada market is heading.

The role of foreign buyers

Estate agents in Ponta Delgada say a growing share of transactions in Fajã de Baixo involves foreign buyers, mostly from other European countries, looking for a second home with good flight connections to the mainland. These buyers tend to prioritise traditional-character properties with their own courtyard, a type of home still relatively affordable in this freguesia compared with the historic centre. Their presence has helped normalise prices that only a few years ago were seen as typical only of the old town.

The junta de freguesia, caught between promotion and caution

The junta de freguesia of Fajã de Baixo acknowledges that the arrival of new residents has brought with it the reopening of some local shops, but admits concern over the pace of the transformation. Sources at the junta say it is looking into, together with the Ponta Delgada council, whether some form of protection mechanism should be introduced for older tenants. For now, no concrete measure is in place, beyond monitoring the phenomenon.

Prices starting to close in on those of the centre

The latest data from property portals show that the gap in price per square metre between Fajã de Baixo and Ponta Delgada's historic centre has narrowed markedly in recent years. Only a few years ago that gap comfortably exceeded a thousand euros per square metre in the most sought-after parts of the old town. Agents consulted say that if the trend continues, the neighbourhood will soon stop being an affordable alternative to the centre.

A phenomenon spreading to neighbouring freguesias

Interest in Fajã de Baixo is starting to spill over into neighbouring freguesias, where buyers no longer finding affordable listings in the neighbourhood are seeking similar options nearby. This ripple effect worries residents' groups, who fear a repeat of the same price-rise process across an ever-wider radius around the capital. Owners' and agencies' attention is now turning to these transitional areas as the next front for rising values.
