Baía das Gatas, Between the Festival and the Second-Home Fever
A coastal village built around a festival
Housing demand is concentrated almost exclusively around the festival and the summer months.
Prices that soar in peak season
Weekly rent during the festival can exceed 90,000 CVE.
Investment from the diaspora and Mindelo residents
The properties belong mainly to families from Mindelo or emigrants who rent them out during the festival.
Pressure that worries permanent residents
The village's seasonal character makes it harder to keep basic services running year-round.
A festival that concentrates demand into a few days
The Baía das Gatas festival, held around the August full moon, draws thousands of visitors in the space of a single weekend. That brief concentration explains why housing in the village sees so little use for the rest of the year. Local traders acknowledge that a large share of their annual economic activity depends on those few days.
Rents that soar in peak season
Weekly rent during the festival can exceed 90,000 CVE, a figure far removed from the usual price for the rest of the year. Bookings are made months in advance, especially for the properties closest to the beach. Some owners now only let their homes during those dates and keep them closed the rest of the time.
Owners from Mindelo and the diaspora
Most of the homes in Baía das Gatas belong to families living in Mindelo or to emigrants who keep them as an investment and a place to return to on holiday. Many of these families only occupy the house during the festival and a few weeks in summer. For the rest of the year, rental management is left to trusted local agents.
Permanent residents worried about basic services
The village's few permanent residents complain that the water supply and rubbish collection are not designed to cope with the crowds the festival brings. They are calling on the São Vicente town council for a specific plan that adjusts services to the season. The village's seasonal character, they say, should not mean neglect for the rest of the year.
